Luke looking forward to catching up with you talk to you soon! Great Idea the REIA party on Dec 10 should be a great time to network. I will not be able to come as my other Job planed their office party for the same night I wish I could get out of it but I can't. Hope to meet you all in January can we set a date so we can make it happen maybe at a restaurant downtown? Is a weekday best for most people? What about Tuesday night Jan 5 at 7:30pm or Thursday the 14th at 7:30 just a idea. Anybody have a great idea of were to meet?

Luke Holcomb I would love to meet up and talk about plans again! I got some cash am working to find good deals for. It looks like we need to plan a BP meet up as well. I am free after December 15-20 or most of January what works best for others? Tuesday, Friday (during the day), or Sunday is best days for me.

I'm in the process of starting my first direct mail campaign for absentee owners in Chattanooga. I have made lists for each zip code in my area so I can do them zip_code-by-zip_code. I if I Let them go to a Google voice number? When you call back a yellow letter lead, do you have phone script? What info do I need to get on the first call? How often should I follow up? I have more questions but those are the biggest.
Any other advice on getting started would me great as well. Eddie
Love your enthusiasm, I have done some holds and flips. But I am new to wholesaling. You mentioned your first mailing, are you doing yellow letters, or post cards? I am trying yellow letters first, with a Google voice number as a contact point is that similar to what your doing?

Sounds like you’re in a great place to be Daniel Lucas. It is exciting to buy your first deal I don’t want to insult all that you have learned. Have you narrowed it down to what type of property, location and what your criteria are for what you want to buy first? So many make mistakes on the first deal and drop out of the game. I recommend letting someone who has done some deals help you! I would recommend sitting down with Luke Holcomb he is great at helping you get started on the right track. He is great coach and also great with numbers. Luke you totally called the appraisal on my last project. I would be happy to sit down with you and talk strategy for investing in Chattanooga as well I am building a hold portfolio and would be happy to share what I have learned so far. Eddie Fisher

I agree, you have gotten some great advice so far! @KANE WHITESIDE Great idea Luke Holcomb I would talk to @Jimmy Moncrief. I would add this is at least in part a numbers game, organize the information, Wright out your goals, pull your own credit score and take it with you otherwise they will want to pull it and if you don't move forward it reflects against you. call some local bank and credit unions, call Jimmy. As you can and sit down with them think of it as an interview just like a job, learn from the guys that say no and what you need to work with them in the future, plan so you can increase your options down the road and lower your borrowing costs. I have found, Cornerstone Community Bank, Northwest Georgia Bank, and TVCU to be investor friendly sometimes, it seems to depend some on who you talk to, some on quotas, and a lot on your relationship with them.
