For a single family home, tenants should definitely be paying all of their own utilities.

That is really interesting. And sad. Thanks for the link- I was surprised to see NY only once on the list- but then I realized that a very tenant friendly state would be harder to evict in.

Ask about a USDA loan. They require nothing down, a 640 credit score, and you can ask for seller concessions toward your closing costs up to 6%. You can get a USDA loan on single family and duplexes!  Has to be owner occupied. 

The cap on income, I believe, is around $78k.

ESA fakers often have multiple animals but folks who have real Service animals generally only have one. ESA fakers buy Doctor notes from the internet.  I like the ESA form @Michele Fischer posted. Fakers won’t want to produce proof- especially for two.
