Wow! Great information!!! I wasn’t the one who asked the question, but I’m sure glad I read your answer.  I’m going to use that email to save myself a ton of aggravation!!

Thanks @Raylan Willisand @Eric Winstanley and @Michael Calabrese!  It’s a terrific meetup and it was fun meeting new people and really motivating with all the ideas and energy in the room. @Jamie Schrier I hope you can make it!

As an aside- are you planning to actually live in the duplex? If not, be careful if this is a Fannie Mae Homepath property. Fannie Mae is pretty serious about enforcing owner occupied and if they find out your not living there, they’ll impose pretty hefty fines.  My realtor told me that she and a guy she thought was going to owner occupy got fined 50k when FM found out he was renting it. 

Kevin should absolutely, unequivocally file a complaint with the Kings County Bar Association. If the attorney is procrastinating with no underlying malicious intent, that will definitely prod some action.  If there is something illegal or unethical happening, it will be looked into.

It sounds like you have a wonderful entrepreneurial personality and great enthusiastic attitude! I think your on the right track reaching out to the BP community. I’ve received so much help and information from folks here. Start by setting up keywords for your area and also do a member search for local people. I’ve gotten the greatest advice from local colleagues like @Pat L., @Eric Winstanley, and @Raylan Willis, the latter two having set up local meet ups that have been amazing!!!

Listen to the podcasts and learn learn learn. I wouldn’t worry about not having anything to offer- I bet you have more to offer than you think!!

Feel silly for asking, but I can’t find where a list of my BP colleagues is. Looked under my profile, members, and nada. 

Is that cash flow after you save for cap ex, and repairs? Property insurance? what's the ARV? Are tenants paying their own utilities?What's your exit strategy?

Rehabbing our first duplex and spent the last two days pulling up all the grungy carpet from the 90s. The duplex is a side by side with all bedrooms upstairs. We will be putting down LVP floors throughout- but I wondered if I should have any concern about not having the padding and carpet on the stairs? Is it a liability if someone were to fall?
