Hey, guys, PLEASE CALL OFF YOUR BOTS!!. I have had to "reset" my notifications no less than a dozen times now, it's getting really annoying. I no longer have confidence that I am getting my notifications. 

Why do I have to continually change them BACK? Do I have to reset for each of my 20 keywords? The notification panel is not set up like that. 

Again, thanks for your concerns, but PLEASE, let me set my settings according to the way I use the site rather than some arbitrary rules choosing for me. That is a HUGE turn off, and ruining my experience of one of your best features.

Oh wow Justin, I must have missed it. How long ago did you dive into the direct mail provider service? Nice website by the way. Looks like you're using one of those handwriting machines that government offices are so fond of. 

I personally have not found the pretty envelope technique to substantially increase open and read (response) rate, and of course does not increase conversion rate at all. The messaging looks pretty much the same as I have seen elsewhere. 

What I have seen work is being persistent and consistent. I succeeded in an over worked, over saturated market (DFW) by being in the right place at the right time. The more consistent I was, the "luckier" I got. I also follow up with everyone. Fully 25% of my business comes from following up with folks who told me "no" the first time.

I was struggling with the lack of keyword alerts yesterday also, but then I looked closely at the one I received today. It said, down below, in that area I have become used to ignoring after looking at thousands of these:

I rely on these keyword alerts to not be late to the party so to speak :-) I usually have BP open all day on my browser, and do not necessarily click through to a conversation through an email, but I rely on the notification from the email to alert me in a timely fashion.

That said....I would really prefer that instead of changing my settings on your own and leaving it up to me to figure out what is going on (took me a whole day) and then make it my responsibility to change them back, that you would ASK ME first if I would like my settings changed. I set my settings the way I wanted to to begin with, and if and when I'd like them changed, I will do so myself.

Thank you for your concern over my email traffic, but I'd prefer to have control over it myself. There are likely quite a few others out there that missed this warning in their alert as it simply blends in with the rest of the text. It was the sudden cessation of email that caused me to question, and then I could figure nothing out until I actually got one.

Curious....does the email traffic clog up your server in someway that reducing the volume on your end would be beneficial?

Hi there BP Nation,

The deck around our pool has deteriorated rapidly over the winter months to the point where it is becoming unsafe. It's a big job, 1400 sqft of deck, several different levels. Currently it is made entirely of wood which doesn't make much sense considering it's proximity to water.

We would like this to be redone with some composite material and stone coping around the pool itself. You can also see a fence in the long shot, we would like that raised as well to offer more privacy.

We are looking for some DFW contractors to take a closer look and give us a bid. Ideally we would like the project finished before Swim season starts. Thanks!!

At a buck a pop, it does like you are calculating some labor into it, but most folks don't account for their own time when they do the math.

I have to agree with Jay on this one....pretty generic looking. But good for you for getting something out there. You have to start somewhere.

    Well said Rod. Is that a service that you provide? I think I read in another of your posts about actually traveling to the mentee and giving one on one instruction? That's pretty impressive.

    I just haven't posted too much lately since the wholesale hater's club moved in and made BP Nation their home....

    I think the explanation Hattie is mentioning is that I can make a whole lot more money with a cell phone than I can with a hammer....I'm good at finding deals and negotiating.

    There is quite a bit of money to be made wholesaling, but Hattie is right. You have to keep your pipeline full at all times and always have something to be working on. That takes considerable effort and more money than most people think.

    Hattie speaks of turning a deal in three hours, and that's about right on the time you will spend actively working a deal. But in order to do that, you have to have systems in place....you have to be doing your marketing, answering your calls and following up.

    Is it worth it? For me it was. I've seen that success repeated many times. I've also seen people fall flat on their face. How hard are you willing to work, and how badly do you want it?

    Completely agreed with Jay. Many people I talk to do not meet the low hanging fruit criteria that I want for myself. However, going through lean time in the past, I learned how to monetize leads that don't make sense for me by referring them to the folks that thrive on such things.

    I do not like Short Sales, Lease Options, Wraps or sub tos....anything with that much time and paperwork makes me cringe. But there are fellas like @Brian Gibbons,@Grant Kemp, and @John Jackson just to name a few who thrive on these.

    Then there is the pretty house and no immediate need to sell. I'm not licensed but know plenty who are......

    So I make it a point to put folks in touch with the right people after triaging their call. At any given time, my pipeline is full of such info and I make on average an extra 3 to 5k per month farming out stuff that is otherwise useless to me. Usually with just one phone call.

    That pretty much makes my entire marketing machine self sustainable. I guess it depends on what you mean by wasting your time.
