Being active with the USN makes it difficult to have any involvement with your tenants while you’re at sea (and later when you’re duty station changes and you move to another location), so I’d suggest finding a top notch PM who understands that you are relying on them 100%. The Hampton Roads area is FULL of rental properties due to the high turnover rate because of various bases and colleges/universities around the area. If you know any more seasoned local investors, ask them who they might recommend, check out reviews online, and ask for references when you’re interviewing PM companies.

I am befuddled none of the Realtors I’ve contacted have emailed me back! I’m too millennial for phone calls, but another deal has popped up closer to home that I’m investigating now, so this one is on the back burner. May circle back around to it later.

I’m in Goodyear which is neighboring Buckeye. I’m not familiar with the benefits of an Opportunity Zone designation. Buckeye has grown leaps and bounds since I moved to this area in 2013. Honestly, I’d look at places like Tucson, Maricopa (city), and Casa Grande that still have lower entry points, depending on your price points and prerogatives, of course. The market here has peaked and is slowing and it feels oversaturated and stagnant with investors, in my opinion. If you’re investing for appreciation, it might be awhile before you see decent gains more than 3% year over year.  If your investing for cash flow, it’s difficult to find and when it’s there, there’s a lot of competition. I have an excellent mortgage broker who’s not on BP. Let me know if you’d like her information!
