@Josh Farmer Yes, partnerships can be scary but just make sure you find the right partner for YOU! Not every person will make a good partner just because they want to partner. In our case we spent well over 4 months talking about it frequently and hashing out what we would want our partnership to look like. We have known each other around a year now and looking forward to acquiring more properties with him! He's the best partner for us :) Best of luck!

@Amanda Matus-Creapo Thanks so much! Ah sorry your husband isn't on board with REI. Luckily mine was and we had the same mind set. I think showing him easy stories of other investors like mine and similar ones that can show him that anyone can do this. Also how it'll help you for retirement and to live a more comfortable life as you acquire more and more properties and have extra cash flow to play with. Best of luck!

@Ray Dipasupil Thank you! In 2 years want to have my brokerage open to help other investors acquire properties full time and manage it for them full time as well. By year 5 continue building up our rentals where we can be living comfortably through REI.

@Sue Reynolds Most property managers charge a fee for managing a rehab for their investors. The typical fee in Jacksonville is 10% of the rehab amount. If you are managing rehabs at no cost then you definitely have room to make a profit for your time there. Of course when managing a property and things break down the line you don't charge 10% every time, that's part of the management fee. But this is for major rehabs where you're spending a lot of time coordinating and solving problems. Hope this helps!!

@Elisheba Anderson Thanks! For that one partnership we put in 30% of the acquisition costs since we look for the property, do the analysis and do all the coordinating of closing. Our partner put in 70%, and we split all future expenses, cash flow and equity 50/50. I also manage the property for the partnership without any extra costs. But you can structure a partnership any way, as long as it works for you and your future partner!
