@Daniel Gilbert You’re not alone! This happens to a lot of people. Thankfully when I started investing I had my husband to ping pong ideas off of. Now we work with a lot of first time investors and I see a lot of them go through this. You need to find a team you can trust and just start placing offers. Make sure you’re using current rents as prices and rents have both gone up in most markets. It may take 15 offers to get one good one, but it’s worth it! Best of luck :)

@Nadine O. Thanks so much! I only had an agent that was a family friend back then. Then built my team from there slowly after acquiring my first rental. My husband and I would find our own deals and would hire a PM to place tenants then self manage. I had a lot of extra time back then at my W2 which allowed me to do that, plus I enjoyed managing. Our first 3 deals were with inherited tenants too, another learning curve when self managing. From there we decided to start the sales and property management business after seeing the potential and how much we enjoyed it. I’ve written lot on my BP blog about how we started if you’re interested :) Feel free to reach out any time and can’t wait to see where you decide to move!

@Nadine O. We started investing from out of state in Jacksonville FL while living in NYC. After 2 years of investing (4 properties later) we moved here and acquired 8 more so far and started a property management business where we manage over 220 units here. This was in a span of just 4 years from when we started investing. Very freeing to leave the corporate world and run our own real estate business!

@Aaron Goode Hi Aaron! I’ve learned not to listen to others. If I had I wouldn’t have acquired a 3/2 for 90k in Arlington in 2018 or a 3/1 in Magnolia Gardens for 49k which both have over doubled in price today. We started off as out of state investors and are not in Jacksonville helping other investors acquire properties. We also manage over 200 in Jax.
