Not if you disclose that you are not looking out for their best interest and not representing them. I can't speak for anyone outside of Texas

Private, hard money and DSCR's will be your best friend. I recommend you talk to as many lenders as possible and paint a picture of your situation.

Somewhere that gives you ease of money and requires you to go to the bank as least as possible. I use Guaranty Bank and Trust

Pull up a map and look at secondary and tertiary markets. Just because homes re expensive doesn't mean you can't flip them, get some sort of led generation source and flip those or wholesale them

Just go do it. Have a no fear attitude and get after it, waiting for the market to correct is not the highest and best use of your time. Build your artillery (lenders, realtors, contractors) so that way when you find something you're ready!

Make sure you buy it right. You can look for homes with converted garages or 4 beds+ and rent by the room. You could also purchase a duplex and rent the other side out. There are so many ways you can make your primary an investment
