Hines closed on 1400 acres in southeast Austin.  the development “Mirador” will consist of 2,500 single-family lots, 50 acres of multi-family and townhomes (including attached, detached, duplexes, quadplexes) and 75 acres of commercial land.

Your numbers are not the same as another investors numbers, don't try to wrap your head around what they paid for it. Look for motivation and solve problems, low ball offers are not always what can make the deal work. Be creative in your approach and look to solve sellers problems

There really is nothing other than affordability thats driving the Jarrell market. It's a quiet little town that is expanding the Austin area and hopefully being used as a gap to bridge us and Killeen

Whose to say companies won't start moving to Jarrell

Most mortgage brokers are familiar with this strategy. What gets tricky is qualifying for the loan, do you have a W2? Was the property bought in your personal or LLC? These things and more can play a factor into getting a conventional cash out refi. There are also DSCR loans that use the asset to qualify the loan.

I always tell people they should keep their property here in Austin, but it sounds like you've built up so much equity it makes more sense to sell it. If you keep it as a rental it's going to be tough to break even your mortgage, depending on where the house is located. You could airbnb it, make sure your'e outside the city of Austin or else you'd have to mid term rental it.

Your'e locked in at a good rate, it depends what your goals are and if you need the cash for your next investment.

Look into secondary or tertiary markets, wholesaling, partnering with an investor, becoming a realtor. SO many ways you can get invest your money and time
