Location location location. Know who your audience is, if you are in a great school district chances are you will get high quality tenants applying

Cash may not be the sellers main motivation. Have conversations with the agents and feel out whats most important to the seller, they may want a lease back, quick close, seller financing.

Take advantage of this time to study your property and have a detailed scope of work and timeline. The last thing you want to do is put the project into the contractors hands

Evaluate whats it going to cost you to bring the place back to rent ready condition and compare it to how much more cash flow it will bring you. You really should be raising rents considering yours are significantly under market. Chances are your tenants are going to stay if all your competition is above $1500

You're talking to the wrong people! I come across people all the time looking for off market deals and I always send them to Net Worth. Wholesalers usually have a bad stigma because they usually do not close on the property, not true in Net Worths case!

Contract is not binding until both parties sign. Any reason you want to go with your initial prospects? You can call before they sign and terminate the contract, make sure you have evidence
