Your only real option will be hard or private money. They're not all the same, some give you the ease of money and some give you cheaper money. Look at the terms and make sure it's catered to your situation

Vet them on your own. Just because they did good work for someone else does not mean they'll do good work for you. Call their last three customers and walk their job sites. Pay them in installments, keep em hungry

Have him provide you a CMA of short term rentals in the area and how they are operating. Have him show you vacancy, high/low seasons, who the target audience is. It is in your best interest to have this work as well!

Charge them late fees. You could also pay them out to leave

House hacking duplexes and triplexes absolutely work and is a powerful way to get into real estate! The numbers have to work for you to execute this properly, make sure you are breaking even or cash flowing every month.

The turtle always wins the race. Build a good foundation and network as much as possible. Seeing what others are doing in your market will give you great insight on different strategies

When do their leases end? It's going to be tough to get them out if they haven't broken their lease. You could buy them out of their lease, but thats not guaranteed.

The city may allow STR's if the property is considered a homestead. Dig deeper into this

Some people make so much money doing STR that they are eating the city fines and still profiting
