I agree. I have been looking for a house hacking opportunity in Sacramento since July. Just yesterday I lost out on a duplex to a broker investor who paid $50k over asking with 50% down but was willing to pay all cash if the deal doesn't close in 30 days. My final offer was $30K over asking with 20% down. I was the best non-flip offer by miles and it still didn't happen. Seems like investors believe the arena is going to magically create appreciation. Feels like there may be more opportunities for a deal after it opens and the market restabilizes.

You should be fine. I studied half-hazardly for a week leading up to the test. I forgot what study materials I used, but I didn't feel prepared either and I finished the test (and passed) in well under an hour. Do the best you can today, rest up, and knock it out of the park tomorrow!

I'm wondering what makes an "A" neighborhood? A "B" neighborhood? Etc. etc.
Is there some form of metric that you are using or is it just based on multiple visits of a neighborhood?
I'm in Sacramento, besides the obvious neighborhoods (like East Sacramento and Curtis Park), in your opinion, what are some examples of an "A" or "B" neighborhood?
Post: 4-plx in A+ neighborhood, will be owner occupied. Is this a good deal?

Considering you plan to live there for a few years it seems like a no lose situation. I would, however, caution you to adjust your numbers going in because assuming it is a 4plex and you are living in 1 unit, your monthly gross income would only be $4,500 ($1,500x3). Also, I would only put down 3.5% because, although you have enough money saved up to put 25% down, using that cash as a reserve fund may be more prudent and could allow you to pursue another deal in the near future. Hi, I'm relatively new to BP. I am looking for an agent/broker in Sacramento with experience working with investors. I have gone through the pre-approval process and know exactly what my budget is and the types of property I am looking for. I was working with an agent, who is a friend, but he has not been moving fast enough or providing adequate counsel.
