Welcome to Bigger Pockets. As Paul mentioned above, a great resource to network and learn from is the local Central Arkansas Real Estate Investors Association (CARREIA). Given your position with PG, the network I am sure you have established over the years, and your experience I would love to invite you to lunch with myself and my partner who is also the new president of the CARREIA. I would be interested to learn more about your future goals with investing, and to see if we might be able to offer some degree of assistance. We work with a few Realtors in a number of ways and source about 15% of our deals though them (about 1 a month.) At our meeting I'd love to present our buying criteria, and some creative ways we have been able to assist other Realtors close more deals. I understand that PG is different in terms of the type of properties they tend to work with, but who ever knows what can come out of a friendly discussion. For obvious reasons, I'd say to consult an attorney on this situation. Arkansas law is tough in terms of if an asset was purchased while married then it is owned by both the husband and wife. If your friend sells or transfers it without some agreement from the ex-wife first, then it is just a lawsuit waiting to happen. If the purchase was made after the divorce and no funds were used that were apart of the settlement or divorce order... then if he is somehow worried that she might come after the property... I would still talk to an attorney to cover all bases. There are a number of ways he can transfer the property to you. If he has a mortgage he can simply sell it to you sub2.

@Alex Craig Well played sir. I realized after seeing your post that I had thought about asking about the properties but allowed myself to conclude that @Carlette Brown wasn't looking to sell them due to the comment "My strategy is to buy, fix and hold in improving areas."
Thank you for the reminder that it's not to our benefit to assume what a seller wants.
On a separate note, and not wanting to hijack this thread, feel free to shoot me a personal message with your buying criteria. We just contracted a lot of 10 and have another lot possibly here in Central Arkansas area. Pipelines are filling faster than we can flip so we are looking for reliable buyers!

Find a way to bring it in house so that you can have some control but it is still run legally. Once you hit 10 or so you will start having a positive equity curve... one of the recent podcasts with Brie Schmidt (Episode 128) outlined a genius structure that they are using for their in-house property management. Around 33 Minutes she starts talking about the processes they do and around 37 minutes breaks down the structure.
If that isn't your cup of tea, then all I can say is I have yet to hear a residential PM that doesn't have some negative feedback locally. Just interview them like you're hiring an employee!

That might be an interesting meetup to put together sometime.. A networking event with a meet and greet, Arkansas Game, and maybe a post dinner. I will add that to my someday/maybe list but think it would be a fun networking occasion.
