I would think so. You should have a contract between you both to make sure both parties are on the same page when it comes to $$$. If not things can get messy, FAST!

Post: TRACKING absentee owners down and DOOR KNOCKING

Good Morning,

I wanted to know this question for a long time now. I know most people that get into wholesaling send out yellow letters or postcards to absentee owners in hoping to get a call back.  My question is:

If the absentee owner is local and I located their  "CURRENT ADDRESS" using the  county's property appraisal  information. Can I go to the current address and door knock to speak with them in person about the vacant house??

It is legal??

@Cortney Jones Question. I have contacted a few property owners but I am not sure if my delivery is right. Did you have a script when you first started? How can I introduce myself and what I want to do to the seller?

@Rosemarie Ledogar I thought with your your real estate licence you can only be paid "commission" from your broker. So does that mean you have to process the deal through your broker or can you do side deals (without really using your licenses) and get the "assignment fee" ?? Please clarify. Thank you

Thank you @John Thedford. Do you currently invest in wholesaling as a realtor, if you don't mind me asking?

@John Thedford if choose to go into wholesaling and you have a license but it is currently in "voluntary inactive status" because you have not hung your licence with a broker yet..., Are you considered to be operating as an unlicensed person?

Post: Tracking down Absentee Homeowners!!!!!

I have been doing a lot of riding during the past 2-3 weeks looking at homes to possibly invest in or wholesale. I have found about 20 distressed or abandon looking homes around the city. I have looked at city records and found some of the owners with different mailing addresses. I have a few questions below.

Besides mailing letters to the Homeowners,

1.How can I find phone numbers to call these owners?

2.Can I actually go to the "Mailing Address" to try to speak with them in person or is this illegal? 3.What methods should I be using to contact the absentee owners?

I believe that I have found potential GREAT deals but I need to make the contact with the homeowners!! Any feed back will be great!!
