Seems like most meet ups have been post-poned due to covid. I plan on starting my own meet up here in Houston soon so I'll keep you posted.

Hey Keeanna, 

Congrats on taking charge of your future, wholesaling has completely changed my life and helped me find financial freedom.

There is a TON of valuable information on Youtube, my suggestion is to focus on learning the fundamentals of wholesaling, sales, negotiations and marketing first. Once you have a good grasp on these sectors (and determine it's for you) then you can looking into paid coaching.

Congrats on pursuing wholesaling.

As a real estate wholesaler you don't invest in houses you invest into you real estate EDUCATION & MARKETING.

Make sure to invest time into mastering every aspect - real estate lingo, sales, negotiations, lead generation & marketing, contracts, your numbers etc. 

When you become the best version of yourself you will be able to assist distressed homeowners - when you provide the right value to someone in need the money follows.

Hey Nehemiah,

I have had tremendous success in Wholesaling so congratulations on pursuing this avenue. I focus on marketing to high equity absentees, foreclosures, tax defaults and vacant properties.

They key is to be able to lock up the deal when you speak to the home owner - make sure to practice your script daily and become highly educated on how you can provide a solution to their needs. People want to sell their house to someone who sounds confident and is a leader in their industry.

Whats going on brother?

Virtual wholesaling is definitely profitable- I never go to a single house and lock up ALL my deals over the phone.

Remember that wholesaling is all about SALES & MARKETING, focus on mastering these 2 aspects and you will do great things.

Congrats on looking to start your investing journey. 

Wholesaling real estate has been an amazing journey for me and has allowed me to generate tremendous cash flow. I am a firm believer in attaining strong cash flow first and then investing that cash flow into passive investments such as rentals.

I know too many people who own rentals and still have jobs they hate so this is why I love wholesaling.

Hey Deborah,

Your last name is definitely unique so perhaps using your middle name instead might do the trick.

Another option would be to use Debbie so if anyone googles you your Dr. profile wont show up!

Hey Jacob,

Congrats on deciding to make moves.

I first got my license back in 2015 and joined my local Keller Williams. I was naive at the time and thought that I'd be receiving leads and one on one training in-house but as many agents find out that's not the case in any brokerage. 

Some of the positives is that they offer group trainings for contracts, listing appointments, laws etc. 

I left the company because ultimately my goal was always to become an investor (not an agent) and I also learned that there were other brokerages that charge less of a split between agent and broker. KW is great as a foundation but eventually most agents part ways once they start making a certain amount of income.

Hey Christian,

Real Estate historically tends to appreciate overtime - this means that it's value goes up. However, this is not always the case so buying solely for appreciation makes one more of a gambler.
My suggestion to you is to buy investment properties based on Cash Flow as opposed to appreciation, this means that if for any reason your property did not appreciate like you thought (or at all) it would still be bringing in a healthy income.

Hey Wilson!

Congrats on deciding to take action.

I have closed MULTIPLE deals in different markets. Can it be done? ABSOLUTELY. Is it difficult to do when first starting out? Yes but the process does get smoother after a few deals. 

Here are some tips:


Choose a market with healthy year after year growth (can do some research on google) 

Choose a market with a reasonable ARV (200-250k is my preferred Average)

Begin building your buyers list - join every facebook group in that city and continue to network here on biggerpockets with cash buyers in that market

When it comes down to photos I have the homeowner take some and for showings I hire 'boots on the ground' which is someone to go and show the property to a few investors for me - I pay them $50 for the showing.

It's 2020, anyone who believes virtual deals can't be done is staying behind. 

Good for you to be thinking outside the box.
