Great to meet you. Are there any particular cities in Florida you’d recommend investors that are seeking long term rentals to AVOID? Are there any turnkey companies you would recommend?

I am seeking insight from investors and realtors about the pros and cons of Florida’s Current Market.

I am actively looking to purchase a long term rental, and searching for cities in Florida that fit the criteria of exceptional long term rental properties. cash on Cash returns , cash flow, and appreciation. Jacksonville? Mayport? Orlando? Tampa bay? Would love to connect with some investors and realtors out in the area to work with now. Any thoughts? Thanks for reading!

I am looking to find my first investment property back in southern California while I'm stationed overseas. I'm 21 yrs old from California active duty navy living in japan.

 I'm reaching out to the bigger pockets community to hear your guys feedback on what is the best way to approach my first investment property. Should i:

Consider turnkey investing?

Utilize my VA loan?

Put 20-25% down?

I was also thinking of asking my parents for a HELOC out of their current home to use for the down payment.

I will not be able to live and house hack this investment property yet. 

What are your guys thoughts? I would love to share further details and tell you more about myself and meet many of you. Hopefully meet in person in the future.

I currently have 8 months left serving overseas and looking to invest in a multifamily back in the states (SOUTHERN CALIFORNIA) to rent out while i live in. I want to utilize my VA loan. However, I believe I am required to live in the property for the first year if I utilize the VA loan. Any suggestions on how i could get started with this process while i am still overseas? Would it be possible to still utilize the VA loan for a property in the states while im overseas? Is there any way my parents could possibly back home could assist me with this? I'd love to hear everyone's tips and advice.

Yes i  agree wit you 1000%. I presently frugally save & invest on average 85-90% of my income. However sometimes i manage to save 100% of my income! (Deployments, budgeting, etc). Which is always fulfilling to me. Just a quick personal experience, I am often surrounded by fellow peers (only because i work with them) that spend more than they earn, hardly save, and love to shop online when deployments gets slow. Of course i try to help and share my knowledge in personal finance, but at the same time i use this experience as a tool to maintain focus and not to fall off track. As you mentioned, focusing on increasing that cash flow, which ultimately will increase the valuation of an underlying asset, therefore increasing your overall net worth, i believe greatly reflects and describes rental property investing. By cash flowing positively, & loan paydown. Increasing your net worth.

I am 20 years old and invest in dividend stocks and sell put options and call options. I am considering selling my positions in these dividend stocks (not completely) to get control of this capital to sell more puts and calls to collect more and more premium to sell a higher volume of puts and calls to grow my net worth and cash quicker.  I'm currently stationed overseas, and want to find a way to build capital the QUICKEST so i can fund my first rental properties, rather than just holding my money in dividend stocks. I could sell some of my dividend portfolio and use that money to earn more selling puts and calls.  At a young age, i feel like i should be focusing on growing CAPITAL and NETWORTH while I'm overseas rather than trying to chase that dividend yield and slower passive income now.  Higher capital and a higher net worth would generate me a greater passive income in the future when i would decided to live off this income.  The goal is to grow as much capital as possible while overseas so i could invest in real estate when i move back to the US in about less than a year. Hope anyone that's reading understands the idea, I apologize for this being sort of off topic about real estate, but the whole point is so i can BUY REAL ESTATE!  Any thoughts or tips? 

I believe this community is filled with tons of great investors that have way more experience and knowledge than myself, and could learn so much from. 

@Jon Schwartz, Disregarding lengthy deployments,  Japan has been incredible! You have been to Tokyo before? How long ago? Tokyo is currently off limits for us. I hope i can enjoy at least enjoy one last night in Shibuya before i have to leave. Lol!

I haven't been home in over 2 years, about 8 months left in japan. I am not so familiar with the socal area's market. What were the biggest struggles you came across when going after that duplex? 

WHERE ARE THE MOST IDEAL AREAS IN SOUTHERN CALIFORNIA TO EXECUTE A HOUSE HACK?

THIS WOULD BE MY FIRST REAL ESTATE INVESTMENT, AND CONSIDERING PURCHASING A MULITFAMILY FOR A HOUSE HACK.
