For 25 years, I have just used a trusted agent for finding properties and screening tenants and a dependable handyman who can fix anything for a reasonable price.

The idea of not raising rents, or even lowering rents in some desperate move to retain tenants is typically a bad idea. It defeats the the purpose of owning rentals. I associate it with owning undesirable properties where people don’t really want to live. One advantage of owning fewer but better properties is that people will actually want to live in them and you won’t need to make financial concessions to find and keep tenants.

If you really want to reduce the risk of non payment and damage to the property, buy better properties in better neighborhoods.
