Welcome, Natasha. As a fellow California investor I would first question your reasoning for investing out of state,paying for property management and not being able to readily visit your property. There are great returns to be had in California if you know where to buy. In my opinion the first step is to have a very clear financial goal.

I owned rentals in an "over 50" community. Those properties are generally less expensive than comparable properties . The main downside was that like many retirement communities the HOA was high and always going up which is why I sold for a nice profit and invested elsewhere.
