Can anyone recommend the best way to invest in notes as far as finding them? Is a note broker the best way? And does anyone have any referrals? Thank you!

Hi guys....I am interested in moving from the buy and hold side of real estate to investing in notes. I've been researching and studying and now ready for action. I have an investment partner who does not have the time or interest to commit to research or maintenance. What is the best way to structure a note partnership? Should I just create an interest rate arbitrage and borrow at one rate with the idea of getting a higher return? JV agreement? 50/50? What kind of exit strategy do I plan on with a partner? What if the note goes full term, how do I pay out my partner?
If anyone has any thoughts or ideas on the matter, fire away! Thanks guys!

Memphis Investment Properties, LLC and Memphis Invest are the two I know of. I've used Memphis Investment Properties, LLC (James Wachob) and have no complaints. I don't recall hearing anything about Memphis Cashflow.

@Debra Broussard yes, AirDNA has data specifically for that. I recently read an article that Galveston is very profitable. The upside is the city encourages STR's but then you have to pay the city a 15% tax. But you'll have peace of mind. Galveston is one of the best overall in the nation according to this article. They even give examples of total cost/income ,etc.
