Kevin...I'm assuming these are in "C" neighborhoods based on their price? Are they all vacant or tenants in place?

@James Rader I'm in the same boat.  I live in CA and I'm looking for an investment or two in Memphis, TN.  I found a couple reputable TK providers but I know I'm probably paying top dollar for those homes.  The providers are legit but I'm wondering the same...TK or "move in ready" through an agent and a 'better price'.  Decisions....decisions.  I will offer this 'advice' (I'm a new investor so I put advice on quotes because I'm not in a position to give advice, lol)........maybe TK for the first investment.  Go through the experience, pay the higher price, but let them do all the rehab, placement and PM.  Next deal..venture out?

Thoughts?

I live in Torrance, California and will be purchasing property in Memphis, TN pretty soon. I am starting to dive into areas where I'm going to need tax advice and want to make sure I'm doing everything the right way. Also, I have an IRA that will be purchasing a property in the next few months but need advice on how to get started with a self directed IRA. LLC? No LLC? Which state?

Any advice, referrals or recommendations would be greatly appreciated.

@Dean H. - thank you.  So far I have spoken to a couple on the phone and got really good vibes from them.  Their companies seem legit and the operations appear good.  Eventually my wife and I will fly out there to see more.

I'm excited to get into this!
