Wholly depends on the scenario.. you cannot realistically expect to pay what Mike got because his asset (I mean the subject deal being financed) and personal borrower/credit profile are likely very different than yours.

Hi all, I know this is a year after this post but I also am in the same boat as Bo. In the process of refinancing 10 rentals with Corevest. The Delaware LLC took me by surprise a bit and some of the documentation required like an operating agreement for the new LLC formed. I'm a sole entity, why would I need an operating agreement? I got quotes from 3 other lenders and Corevest was by far the best rate and term. Expensive yes, but they all quote at least 1% origination fee and other costs involved. Could someone share with me their experience with setting up the Delaware LLC and operating agreement? Did you go with the company and agreement that Corevest supplied?
I've done many blanket loans & I've had clients use those Delaware SPE LLC docs. Unless there's specific language you want to include (doesnt sound like it), then just get it done and into underwriting. It's not an issue.

Michael, are you refinancing all of those properties with your personal income? If so, go to a local bank or credit union that offers conventional investment products..

It's a VA IRRRL loan. IRRRLs are (interest rate reduction loan) streamlined because theres no loss of equity (ie a cashout).
NINA (no income no assets) is commonly accepted for IRRRLs. If there's something strange, underwriting may request some supplementary docs.
