Find another lender willing or can raise money from family/friends. Can also see if you can qualify from personal loans if you can make the payments. Just make sure your numbers are perfect! Do not want to get yourself overleveraged.

Buckeye is a good area, smart choice. Was too far from where I did residential to venture in that area. I stayed around the Mesa, Gilbert, and Tempe. Prices started getting way out of hand to invest anymore in that area though.

If you google you can find the top firms in your area. Could even find some here with a little searching.

Are you using an agent? Also, is there a definite reason for no FHA, or is that just the seller? If it's just the seller, you can make a offer anyways. I would suggest making one anyways.

Yes there are some hard money that will 100% finance if the deal makes sense. Local banks, credit unions, are usually best for this.

Have a business plan, have a deal, and be able to articulate the OPPORTUNITY you are providing. May not be the answer your looking for but that's what needs to be done.

Can use other people's money(family, friends, investors), or hard money lenders. Once you have done what you needed to get it to its ARV, you can refinance conventional if it has enough equity from the remodel.

Use google and see the top producers and get on their list. Also, going on forums like this a finding the wholesaler section.

Test multiple ads on craigslist, if you set a price and get a lot of results, your too low.
