Thanks Joe.  They are nuggets of wisdom.  Some are very basic but it is good to read it every now and then as a reminder to keep myself on track.    Wishing you all the best!

Hello everyone. I am an out state buy and hold real estate investor from Orange County, CA. Couldn't get the numbers to work in my backyard so I went to Las Vegas, NV. About 2 years later I find myself in the same situation so I decided to look elsewhere. Today, I am in KCMO!!!!

It is back to basics and it's team building time again.

Right now I am seeking a Realtor to represent me on some properties I am interested in and/or some pocket listings. BTW, I must add that I am transitioning from SFR into multifamily; starting with smaller multifamily (1 - 4 doors) first to get my feet wet. And I am not fazed by "ugly" properties; the uglier the better. The "bones" and the numbers are what matter most to me.

I hope I can connect with someone in this forum to get the ball rolling.

Cheers,

Eric

Please help!       I was just banned and accused of spamming!!!!!!!!!    As you can see from the screenshot below  the message I was sending out was official and NOT spamming.     I was reaching out to the GCs who advertised their services in the hope of connecting with someone who might be able to service my needs.     What did I do wrong?

I travel a lot too and would like to make those long commutes more productive by listening to offline podcasts.   I tried all the above but options to record a podcast.     I have a PC with Firefox as my browser.    I went into the BP webinar replay page but do not find any link OR see the download option/icon.    Would really appreciate if someone could enlighten me.    Thanks in advance.

Thanks for responding.

Really? Why? Is rent too low? Or might there be a problem with appreciation? Do you have any suggestions? Would a SFR have better yield?

@Amit Raghavan Hi Amit. I am also from Socal and looking to I vest in the KCMO area. Just thought I would touch base with you to see how you are doing. I am looking to connect with a realtor that understands our type of investing.

I am a cash flow investor looking to acquire several small multifamily units in the Kansas City, MO area. I'm new in the area and would like to connect with several Realtors who can help me attain my goals. Thanks.

could you send me more specific details about the property?   Do you have pictures?    How much taxes in delinquency?    Any other delinquencies?

Hi Amit.   My name is Eric and I am from Orange County, CA.   Likewise, I am a newbie in the arena of out-of-state investing and I have also decided to zero in on Kansas City.     I am curious as to how and why you decided on Kansas.     In my case I have a son who works in Kansas City (KS side) who can serve as my eyes and ears at least for the next couple of years.    RIt would really be ideal to invest closer to home but the market I am in is just way too high to cash flow.   Hence, I have to invest elsewhere.
