This was the case in Austin too until recently. For many years my business was exclusively everything but Austin proper. I honed in on the suburbs with tourist markets - think near the lake and Dripping Springs where wedding venues, wineries and breweries are everywhere. The thing is not all suburbs are created equal. And neither are all investors. In the suburbs you may be able to get a great cash on cash return, but the appreciation potential may be lacking. The thing about str investing is there isn't a magic formula, you have to look at each property super specifically and investigate the market at large surrounding it in order to find the investment that makes sense for YOU.

That sounds amazing in theory! I signed up for paid version of mashvisor probably 6 years ago and it unfortunately has never been a solid resource for me. Everytime I try to use it - it doesnt work. Today, the problem was it doesn't have multi-family listings. It used to always be that it pulled listings that were already pending. If it could integrate with IDX it seems the MLS data pulling issues I encountered may be avoided.

Why would it kill a deal? HOT should be pushed to the guest, and as others have mentioned you should already be paying HOT. It levels the playing field for those who have been evading paying it. This change just makes it easier for hosts administratively IMO.

To me, I just don't see how noone has been able to overturn some of these str regulations being promulgated by these cities. Unless they wanted to say that the units in those areas could not be rented at all, then to me its absolute nonsense.
In Austin, we have actually had regulations overturned because it was ruled unconstitutional to discriminate based on ownership type. Previously rules prohibited non-owner occupants from getting licenses. Now, were looking at new regulations since it's been ad-hoc since the federal court case. One of the main points of these regulations is to get people to start paying hotel occupancy taxes because at this time very few are permitted or paying taxes.
