I have 14 units of my own here in Washington state but a son that I want to get started with in Colorado Springs. Any advice on the market and availability of deals down there? Thank you.

The podcasts are a great place to start!  In WA, not all areas are high cost though.  on the west side, there are areas that are more affordable, then on the east, it's a whole different story unless you're buying in Ellensburg or Chelan of course.  the rest of the east has plenty of deals though!

What website did you go through?  Some websites have a title report, seller disclosure, and possibly appraisal already.  It's still up to you to perform due dilligence to know what you're getting into.  Especially the condition of the home and value before and after any repairs.  If you call your favorite title company, they can provide quick property profile to review title as well.

Gift funds are not allowed on conforming loans on investment properties.  If the funds are in your brother's account for more than 60 days then Fannie Mae and Freddie Mac don't care.  They are now sourced and seasoned.

Bought my first property 6 or 7 years ago. have purchased 1-3 a year since then for a total of 15 SFRs. I'm doing the BRRRR for long-term buy and hold. I'm on the board of our local Landlord Association. I wouldn't have the portfolio I have without the great and successful other investors I've met over the years. I hope to continue learning more, adding more units, and giving back to current and prospective investors. Thank you!
