Post: 90 individual REI Property Newly Listed in Jacksonville, FL!

We just saw today a huge collection of homes listed for sale by owner in the Jacksonville Florida area!!! They are discussing pre approved financing, package deals, fix and flip, and even development potential ! 90 properties is a big portfolio to leaf through.
If you had to dive into that pool and manually search for the best properties what filters would you find most important when racing to make an offer?

Not sure what your radius for investment is but we see new properties show up every week for the Seattle area. Properties are listed weekly as miss listed multi family, turn key investment, and and even 20% under value homes. From the data I have seen, Seattle seems to have a good mix of properties for all types of investors and income types.

We see new properties show up every week for the Orlando area. Properties are listed weekly as miss listed multi family, turn key investment, and and even 20% under value homes. From the data I have seen, Orlando seems to have a good mix of properties for all types of investors and income types. We see more duplexes or properties with guest suites/guest houses than tri plexes or quadra plexes.

From the data I have seen, Orlando seems to have a good mix of properties for all types of investors and income types. Condos appear to have good value and and rental potential. If HOA fits your profit goals it takes a good portion of maintenance costs and capital savings off your plate.

@Brian Christensen I like the way you think! In the Greater Margins system i spend all day searching out properties that have feature like your describing hidden in the descriptions. Not sure your particular architectural taste but we notice listings for some older homes describing the ability to be converted into multi-family. In that scenario it would all be above ground and might require less construction. Your plan feels as though it would be more private when living on site.

We enter REI properties from Salt Lake in our Greater Margins system and compared to other cities deals don't show up as often but we do find some hidden gems. 241 S 1200 W, Salt Lake City, UT 84104 may be an option depending on your goals.
