@Patrick Daniel thanks man I appreciate the response. I’ve been doing a lot of reading but it’s been hard to get information on purchases off market.

This may seem like a stupid question, but hey, I’m new to this. I have a decent amount of cash and am looking to find my first fix/flip property. If I find a good deal driving for dollars or through a wholesaler, will I need a purchasing agent, or can I just go through a title company to get a property under contract? Thank you in advance!

@Matt Berklacy it’s tough to hear that it’s as competitive as it is, but I feel like it will make me a smarter investor understanding how tight margins can be in a competitive market like Vegas and the surrounding areas. You think?

@Jerryll Noorden that makes perfect sense. If I were to use my own money then I’d be more risk averse rather than buying whatever I can get my hands on.

Post: Why so hard to find wholesalers in Las Vegas?

Al l very good bits of information.  Especially for someone like myself who is new to the game and has a lot to learn about the Las Vegas market.  Its scary to think that in order to establish a good network of wholesales one must cut margins so thin.  As a new investor, its understandable why some people say that you cant make money.  These people only try a few times without a solid network to back them and end up losing.

I recently decided that Id like to start Fix/Flipping in Las Vegas area. I sold my CA SFH and my AZ Investment property which netted me about 250k. Should I use my own money to start purchasing and rehabbing or a hard money lender? Any advice is great advice at this point.

What do you think?

Thanks in advance

Hello community!  As a new member to the real estate fix/flip community I was just looking for direction.  I will be quitting my job in California as a Police Officer and moving to Las Vegas!

A little about me: I have always been interested in real estate and investing but never really gave a thought to using hard money to start.  Life has always found a way to get in the way.  I have mad a series of smart financial decisions over the last 10 years that have put me in a great position to go out on my own and take this on as a full time career.  I have sold my two properties in CA and AZ which netted me about $200k, I also have another $50k in savings.  I figure with $250k I will have a solid jumping off point to be able to support myself as well as take on this new venture.

Before I move to Las Vegas, I was wondering if there are a few initial steps I should take? Especially lead generating and finding wholesale deals to rehab/flip.  I have been investing a lot of time lately in research but most of the data I find is dated.

Any help would be greatly appreciated!
