@Eric PErry thanks dude I really appreciate it. I’ll have to check it to see what might work best for me. It’s just scary to think something can go wrong or to try and see if I have ground to take legal action if seller backs out

Hello fellow BP community members, Recently, I have come across quite a few very very good deals and am at a point where I want to lock in one of them. Can anybody get me aome input on how to get them under contract? Do I have an attorney draft an individual contract for each property? Or is there a cookie cutter answer to this? Thanks for the help!

if you can get this type of return with a simple $30k rehab, why wouldn't you just flip it and use the cash gained to expand your portfolio?

@Jay Hinrichs I wouldn’t necessarily say that there isn’t deals to be had. I was going over last years results and there are a few surprising final sales prices on properties. One property in Henderson sold at auction in May for $469k and sold on MLS in September at almost $600k! From the looks of the assessors pictures, not much was changed. It may be tough to find them, but I’d still like to get information on when they post the dates of the auction.

Hello BP community, Recently, I’ve been doing a lot of reading into deed auctions at the county assessors office in Clark County Nevada (las vegas and surrounding areas). I want to know if anybody has had success with one of these auctions and when I can find out when the next one will be taking place. The assessors website only states the last time an auction happened. Is there a way I can get a heads up? Possibly success stories with deed auctions/flips/long term holds? Thank you!
