@Account Closed  I have glanced over most of the messages but I noticed one suggestion that was missing.  That is to try to pick up or deliver the rental application to there current address.  I know this would be impossible to do if you have a lot of houses but the advantage of just starting you can take you time to vet the people before they even fill out an application.  The way they keep their current house will be an indication of how they will keep your house.

@Stephen Nicholson I recently finished a course by John Cochran and he suggest that you should have a live person answer the call and you are unavailable let it go to voicemail and call them back later.  With Google voice you will be able to see all calls that call the number even if they don't leave a message.  So you could call them back and just ask them if they were calling about a postcard that you sent out about buying their home.

@Maurice Mugabo One of my search criteria on the mls is for REO properties that have been sitting on the mls for 120 days and I have another for 90 days. I am now playing around with estate sales that have been on the market for over 200 days.

@Account Closed The answer to your question is yes you can double close on the property that is listed on the mls.  That means though you would have to fund the first closing before you could sale the property in the second.   In Tennessee what I have been told is that our TAR contracts are all assignable.  I am an agent myself, and I have a company that has a contract on a house right now.  I already have a buyer for it and we have done a contract with him.  Our closing is schedule for next week right now, so I will let you know how that goes.  My plan is to  assign the original contract over to the end buyer.
