@Brandon Monaghan You have to go through the courthouse or find a list provider.  You might just be running into an uninformed clerk at the courthouse.  Those are public records and can't be withheld.  You have to find the right person and make the right request.

@Erik Haagenson If you need the cash now, find a buyer who will buy without seller financing.  If you sell the note you'll almost certainly have to accept a discount.  

If this is the first offer in 54 days, you're asking too much.  Simple as that.

@Beau Blinder Thanks for the tips, no offence taken.  I appreciate the feedback.  I know that it's a free theme, and a trained person can do that work quickly, but I suck at websites, and it would have taken me hours.  Better to pay the money than spend all day working on it.  Plus, it will be referenced in probate mailers, and I want to get started quickly.

@Chris Shipman Not to burst your bubble, but:

1. This is a "make me move", not a real for sale property.

2. Recent sales in the area are in the 120's to 130's.

3. There are no pics of the interior.  Might be a red flag.

4. Where are you going to get 0 down at 5% for 30 years?

5. HOA is $289/mo. That plus your mortgage is 1100. Plus Taxes/insurance, you're over 1200. 50% rule says that won't cash flow.

6. Listen to the podcasts for @Joshua Dorkin 's thoughts on investing in apartments.

7. The "rent zestimate" (for whatever it's worth) is less than $1400.

@Andrew Johnson I know nothing about website design either...you should have seen the site I put together.  I went on odesk, put up an add for a $50 flat fee, and looked at the past work of the applicants, and picked one.

@Brian K. It's completely different. I had the VA pretty much redo it from scratch with the exception of the text.

So this is a small first victory, but I successfully revamped my website (or rather had a VA do it via odesk. I know this is not "necessary", but the plan is to mail to probates to start, and I wanted to have something that looked legit that they could land on.
