Hello! I'm a new aspiring investor, and as I do research on good markets in which to invest I've become interested in Omaha based on having family living in the area, and knowing that it is a college town, and hearing about some properties that sound like potentially good deals. Although I'm not very far into my research on this area I figure it's not too early to start trying to talk to agents and investors from Omaha to try to get a better feel for the REI climate there. Hello everyone!  I'm a pretty new aspiring investor, and am hoping to make my next property be a 2-5plex somewhere in the Denver area.  given my minimal experience, I know this may be a lofty goal.  But I love Denver (and I live here) so I want to be a part of making our city a good place to live.  Any thoughts on that challenge are welcome as well, but the specific question I have is this:

In my basic MLS search, a 5plex came up in the 80236 zip code that seems to me to be priced a lot lower than I normally expect to see for fjive units in Denver. Looking into it further, there seems to be some potential in the property. My main concern with it is whether or not the neighborhood is a good one in which to invest. I've since learned that the crime rate in that area is relatively high, and my general feel from growing up here is that it is a little bit on the sketchy side. At the same time, Mullen High School is right there so maybe it's a decent neighborhood. Is there anyone out there who may have experience investing in this area?

@Lynae Chambers Thanks for joining in.  Sounds like a busy summer!  I don't have any advice (yet) but I look forward to reading what other people say.  I'd also be interested in hearing how your first multi-family goes, that's something I'm hoping to get into soon as well.

@James Carlson -- Wow that's a great look at my place!  Definitely a good option.  Thanks for the recommendations, that's really interesting.

What do you mean by "creative calendaring"? From what I know about Airbnb (not a ton) it seems like you're kinda at the mercy of what customer signs up for.

@Chris Lopez That's a good point, too.  The PR idea is just from a coworker of mine who's currently enjoying tons of cash flow on his vacation home there.  He is not a sophisticated investor by any means though, and also has a whole bunch of cash reserves.  So he's really just playing around and having some fun with it.  He raves about it though, and conversations with him are what got me really thinking about real estate investing in the first place.  So the idea has been in the back of my mind and I wanted to see what full time RE investors thought.  It's definitely good to see how you all look at it!
