@Kelli Aberle Glad you got it sorted and this info is ggod to know. Like @Alexander Felice I use Statefarm but good to know to ask if my insurance has a limit ahead of time. Thanks for posting!

@Dave Fagundes I really liked that you posted this as I have been thinking about this a lot lately. Unless I'm not looking in the right places I havent found this particular aspect discussed. You have to be on top of your numbers to make a BRRRR deal work (rehab cost, holding, etc). Even if my percentages are higher I would still want some cash flow to help build my reserve for capex and maintenance so I'm not taking it from my pocket. Its gotta be a good deal at purchase, as many have said.

This was an awesome post @mattgreer, very informative. My wife and I live in Aberdeen and have a rental here and currently looking at a small SFH on Ryan Street. I work at Bragg as well and looking to get our next property and like the prospects of the rental market in Fayetteville despite what some others have told me about its "investor dangers." Do you have any experience/advise on the area of Ryan St, the subdivision is Loch Lommond. ARV is expected to be around 80k and we plan to buy and hold. I have someone I m looking into to serve as the PM as well. THanks for any info you can give.

@Rob Hakes hope there has been some resolution on this so far.  I have a property with M.I. that seems to be going down this path now (bi-monthly payments getting later and later).  I have been looking at Spartan and have read great things. I think @Jay Hinrichs is correct that this is the nature of the business sometimes.  If I had an eviction process with any of my other properties that are not held through turn key, it would take up much more of my time and energy...maybe something to be said about that.  Best of luck and would love to see any updates on this if you're willing/able.

@Kathy Johnson, the previous owner self managed with the help of one of the tenents who did the yard work. We plan to keep this system in place. 

@Chris Sukala that def sounds like a good system you have in place. So it sounds like you do this upon acquisition of a new multi family even if the tenents are not leaving?

Hello all,

   I did a quick search for this and didn't find exactly what I was looking for.  Just closed on a 3 family that is fully occupied with tenants that have not expressed any desire to leave.  Is it recommended to change all the locks even though there is no turnover?  We will definitely be changing common access locks, basement with laundry and storage area, just in case an old tenant kept a copy.  

    Just looking for the more experienced opinions out there if they would change the locks on a new fully occupied purchase or wait until tenant turnover.
