@David Durandefinitely feel free to PM me. Our local REIA groups are the CFRI and GoREIA. They have a main meeting each month which is where most folks start. Both have annual membership fees which allow one to attend meeting and other events throughout the month. Membership usually also provides discounts to special paid training events.

As an investor the first step would be to figure out your short and long term goals. Then take an inventory of your talents, contacts, and resources. Knowing what you are working with and what you plan to accomplish find a REI strategy that will allow you to meet your first goal milestone and implement it.

Hi @Nathan Reedwelcome to Bigger Pockets. The vacation rental market in the attractions area is doing quite well. As for suggestions I will offer the following:
- Stay away from condos as an option. However, townhomes that are nice and in a community with a good set of amenities (Nice community pool, club house, ect) can work out well.
- Single family homes with a pool is desirable. Located in a golf community is a plus.
- Hire a manager who has a very good booking system.
- The closer the property is to Disney and Universal Studios the easier it will be to rent. Developers have continued to build new properties further and further south of the attractions. Unless you are interested in luxury niche properties like Reunion, the easier the commute to the attractions the better the location.

@Cheyenne Daviswhat you are looking for is an IVR service. I am not aware of any free services but my phone provider is cheap and has this functionality if you are somewhat tech savvy.
