@Jelani Jackson congrats on getting your license. Keep an eye out for New Home Builder events. There are quite a few being help around this time. There is usually plenty of time to network with the other agents who attend and you get to find out about a new community that you can share with customers. We get e-mails from ORRA advertising sometimes about new events and if you have registered with a builder either at a home site or on their website they will email notifications about new events as well.

@Benjamin Cowles everyone who has a potential interest in the property gets named as a defendant in a foreclosure suit. The foreclosure action will terminate any interest that they may have. If the named party believes that their interest is superior to the plaintiffs then they can defend it in court since they are notified about the suit. Anyone with a legitimate interest to the property who did not receive proper notice of the suit may still have a claim to their interest after the foreclosure sale.

@Alvin Pereira rehabbing a property using cash then refinancing with a conventional loan using delayed financing is an option. Using a hard money loan for a rehab is an option as well with a refinancing into a permanent loan the either has no seasoning requirements or a 6 month seasoning requirement. If you position your LTV's so that the new loan based on the after renovation value then the process is repeatable until you can no longer find a lender willing to offer a loan.

@Tyler W. business license requirements are determined by the county in which your wholesale business maintains its' registered business address. If you plan on brokering real estate a real estate brokerage license is required. If you operate your business in a manner that is not brokering real estate a brokerage license is not needed. @David Sicherman advice is pretty spot on. 

@Joshuam R. the state contract (Far Bar As Is) would work well in most cases and should be accepted and understandable by most FL real estate professionals. Your title company may be able to give you a copy.

@Steve Blair in our area for a quick look at rents in an area Zillow, Hotpads and Craigslist. With Zillow For Rent listings are helpful. The Zillow rental estimate is useless.
