@Eddie T.  Jason Hartman has Volusia county properties on his website under Orlando. Volusia county is NOT Orlando.  I am not familiar with Kathy's program. Most of the turnkey properties that I have seen offered from the few turnkey providers that I know have been in Volusia and Polk counties. The market is a bit different there compared to Orlando and the immediate suburbs.

@Bryan Wilson and FHA debt consolidation refi may do the job once his title seasons. Paying off the debt will lower his DTI. He should be able to find a 580+ FICO lender to do the refi. Find a mortgage broker or a retail LO that specializes in refinance transactions. Someone will need to take the time to help him draft a letter of explanation for items on his credit report. It should help that the money was used to improve the property instead of a shopping spree.

@Ed Diaz Ali is correct, there aren't many turnkey providers here, you may have better luck with turnkey providers in Tampa. That business model just doesn't make sense here if the deal is truly win-win. The best bet is to buy a renovated property on the regular market or buy a property and have it renovated.

@Tiem Tran welcome to Bigger Pockets. I assume you plan to open a special purpose llc for your IRA and need a lawyer who can do the formation and draft the operating agreement with the required terms. If that is what you need PM me and I will provide a referral.

This is a different problem than just looking for a lower loan to value on non-owner occupied properties. You need a loan that is purely a niche product. Most likely will have a high minimum loan balance. A good mortgage broker that can do bank statement loans for non-owner is the way to go. A referral requires too much work for a non-client so you may want to ask on the Bigger Pockets Marketplace lending section or call a few mortgage brokers. Retail banks are unlikely to have a compatible product. You may also want to check out the Crowdfunding platforms and SFR commercial lenders with landlord programs but the LTVs will be lower than conventional loans 70% - 75%.

@Matthew Baker welcome to the Bigger Pockets community. I recommend attending meetings at the local real estate investment clubs. In our area there is CFRI and GoREIA. They have meetings once per month.

@Ruben Torres pick up the phone and call the listing agent tell them what you want to offer and let them write up the offer. While you are on the phone with them ask for their email address and send them your proof of funds. 

Or do it the easy way and get a buyer's agent and let them write all of the offers and send them into the listing agents. Usually, any additional offer requirements are in the Agent Only portion of the MLS listing.

@Carrie Maultsby-Lute because you have land locked parcels you would want to see what you can make work with the neighboring land owners. If you aren't local send letters and make phone calls to the owners.
