@David A. Great point man, thank you! I've read David Greene's book 2 years ago and will need to revisit. I had a property manager there that was a good resource but no formal contract as I didn't have a property, my first 2 deal fell through after inspection, then COVID happen and I stopped REI. Thanks man!

Hi BP community,
I hope everyone’s having a great start of the year
Wanted to get your insights on what market will be cash flowing for either turnkey or SFR. My plan is to finance and put in 20% down, have the property managed by a property manager and I manage remotely from California. I paused on my real estate in 2020 and planning to make my moves in Q2, I'm in my recon and planning stage right now.
I also have a real estate group in FB focusing on the Cleveland market, amazing group but I also wanted to get other opinions for those who achieved some success in other areas. Thanks in advance.

@Axel Meierhoefer great to hear you are doing well in your turnkey SFR. It's true that turnkeys are not too popular here in BP, the analogy of turnkey as ready to drink soda 🥤 bought in 7-11 vs buying soda at Costco and preparing it yourself was made and stayed in my mind so it's good to hear success stories like yours. If you don't mind, can you share where you Invest and the investment company you use ie Memphis invest? Thank you 🙏

@Michael Ohara thank you for your input. I agree with your analysis, venturing deeper in the woods to obtain higher cash flow increases the risk. I'm not shooting for a home run at this point, I wanted to win one that meets my goal of obtaining 1 cash flowing property and in a good area B or B+. That second part, the good area may be challenging, from your experience is it possible to own a cash flowing property in a good area?
@Tom Ott thanks, seems that Cleveland is your realm, from your perspective, which of the areas that you have mentioned can be considered a B or B+ area and can cash flow?
Thanks both! I''m educating myself in this second round and connecting more to like minded investors, agents & lenders here in BP, my first round was not successful and I stopped. I ended up buying a property in the bay area and directed my attention and resources here. But as we know, bay area is expensive and won't cash flow unless I can pull off a house hack or down payment > 20%, money that will go farther out of state.

@Tom Kastorff thanks for the input, I just listened to the June report for Le Bo group and it was helpful. My take away was to wait and see until Summer is over and make a calculate decision base on numbers and not on my own emotion.
