Can anyone provide the most current requirements to be an accredited investor? Is there a certification body that checks your financials ie income and net worth and you get certified?

Also what are the benefits of becoming one?

Congrats on a very good financials, you’re making a fairly good salary, high - 40% savings rate, Low expenses including mortgage, less responsibility being a single man and fairly young to reach financial independence so in my opinion you can afford it, go buy it! I sound like Suze O. Anyway enjoy the car. Btw, what’s the make and model? I’m excited for you 😁

The book “Never Split the Difference” by Chris Voss is amazing 😉 teaches us how to not just be afraid to negotiate but to thrive on this crucial skill

Also Brandon and Josh Book "Investing in Real Estate" is foundational for building our REI game

@Seung Oh, what are you trying to achieve?

I'm asking since your next steps is dependent on that goal. For example, if your goal was to build wealth through real estate, then maybe you should buy a duplex or triplex, live in one unit and rent the rest allowing you to have a 3.5% Down Payment via FHA, you save your remaining cash for other opportunities in the future, this as you may know is called house hacking, this will minimize your own housing expenses and allow you to invest in real estate and have some good training as land lord. Check out the books in BP, I think they have a book for that.

Bay Area is quite expensive, but you can leverage your high income as nurse to build wealth and minimize housing expenses in the long run via real estate. Just my 10 cents.

Good luck! And I don’t think anyone will exactly know what will happen to the market, if they do, they will be many times millionaire.

@Turo Tales first thanks for your service! We have the privilege of doing things we love like real estate investing because of the men and women of our armed forces. Anyway, a 1031 exchange ie buying a more expensive property like a multi family house will be a reasonable next step, but again as most of the folks in the thread may ask you, what’s your goal?Once you identify that, you can determine your next steps. A lot of the folks here are very seasoned and will be a wealth of guidance but of course you have to do your own research and due diligence. Best of luck!
