Thanks again. So, it sounds like you're saying that I need to add value to the lead generation process by making sure I look only for those leads that are "clearly motivated to do business with you." These may be the probate leads that have 30%+ equity or the ones that are furthest along in the probate process (maybe 6m+)? Would these sound like more motivated leads? I also believe I am learning from you that sometimes just keeping it simple and targeting to more traditional lists can end up providing the highest quality probate leads.

Please dispel any confusion you think I may have. Thanks very much for your time. Your counsel is truly invaluable.

So, @Ann Bellamy, you're referring solely to equity investors, then? Because when I hear "investors," I think it could be either debt lenders or equity participants. Are you saying that the SEC will not scrutinize when you put together a deal and THEN look for lenders? (But they will if you put together a deal and THEN look for equity investors?)

Rick, I hear you saying that even though there are commercial providers for probates, they are often unreliable and that they are not worth the money. Instead, I should be as close to the primary source as possible. Is this correct? In my mind, I think of this less as a treasure map request and more as a "do I turn the ship NNW or SSE in this massive Atlantic Ocean of probate world?" And I'd like to think that's what BP is meant for! I hope that makes sense in helping you understand where I come from.

As for tax defaults with equity, I'd also ask if there's a way to know upfront if there is equity. My understanding on the procedure for this group is that one needs to ask for a FOIA request from the Treasury Department of the town for whose list one is searching. Do they usually provide equity information there?

Hey everyone,

Happy Easter (for those religiously inclined)! I have a question about two probate lead sources - probateleadsUSA and USprobateleads. Just wanted to see if anyone on BP has had any experience with these services and if they could comment on their reliability. If there's any place to ask, I figure it'd be here. - Single-family home from a motivated seller (REOs are fine, but of course preferable to deal with an individual rather than bank)

- Located within 1.5 hour radius of downtown Boston

- Bare Minimum Profit: $40k (we obviously look for deals that are making us 6 figures, such as in outer suburbs with high ARVs)

I gotta commend you, @Nicole Rojas. Your initiative and vision for such a young age is a great trait to have that can carry you throughout your career, whatever it may be. PM me and I can speak to you about some options you may have, but one of them will most likely be partnering up with a local investor where you bring the deal and that investor provides the capital.

Don't get discouraged by his answer, @Anthony Mitchell. His answer lacks tact, but does mean well and speak to some truth that comes out of your post. I would say I think you need to be a little more clear on what your questions are, what your goals are, and what your vision is. If you have those, maybe you can re-articulate that, and then BP can be much more helpful in helping you on your noble real estate path.

Feel free to look around the forums on how raising money works and on Section 8. Matt Faircloth (who's on podcast #88) also has some great articles in the BiggerPockets Blog section on how to raise money. Check that out, to start.

@Rich N., thanks so much for the pro tip! This is what I'm suspecting. Might you recommend anything I or others can read for further education?

(Sorry, I'm rambling --) Another tip that comes to mind, which was from podcast #94, is a set of questions to include in your PRE-screen phone convo/rental application: "Why are you moving?" (that way you can weed out those who are moving bc their prior rent, which was close to yours, was too high) and "When are you looking to move?" (to avoid wasting time on those that are interested for 4 months out) and "How many people will be living in the apartment?" (to avoid situations where people cram others).
