@Devon Moore The two programs are FHA 203k loans and Fannie Mae Home Style.

In your situation FHA 203k makes the most sense because you can go up to 110% of the future value of the home. Fannie Mae Home Style is 75% for multi units.

@Tyler L. The "Hack" to The Self Sufficiency test is to flip to an FHA 203k loan because then you can use "market" rents.

@Mark ONeill If you are going to House hack you might as well get an FHA 203k loan and add "value" to your home.

@Sharon Steenbergen consider the rent lost. Not worth chasing the tenant in small claims because if you win - you will never collect

@Richard McGaughey I recommend buying a distressed property - undervalued and rehab with the FHA 203k loan. The rent for the property - assuming you want to buy a multi - will qualify you for more because the rent will be based on the home as completed.
