A great program is the FHA 203k program where you can buy a home with as little as 3.5% down payment and finance 100% of the renovations cost.

@Brandon Roberts You should investigate the FHA 203k loan - you can finance up to 100% of the future home value. With only 3.5% down payment you might not even have to BRRR.

@Brendan Francis  Your agent might be telling you the TRUTH - whether you get there in the beginning or the end is up to you. 

On the other hand the agents needs to list and allow you to submit offers. 

Where you agent is coming from is a good place because BOSTON is a HOT market.
