@Jody Roussel The FHA 203k loan has given more member of Bigger Pockets there first step to success.

@Vasilis Axios Do you have a job outside of real estate? If you do your in luck because as a W2 employee your employment is considered stable if the income salary.

Another Gotcha is on a multi-unit if you have a NON occupied co-borrower the maximum loan to value is 75%.

@Donovan Maskell the best tool is the FHA 203k Renovation loan which lends you 100% of the construction costs up to 110% of the value with as little as 3.5% down payment of the acquisition cost.
