@Ryan Ricciardelli The biggest restriction on FHA loans is when you buy a 3 or 4 unit property - the rents needs to be self sufficient.

@Rob Ferdinand  Your payments are fixed for 30 years.   The disbursements happen up to 5 times.

@Tom Barrick Fannie Mae Homestyle allows 2-4 units with renovation as long as you have a 24 month history of owning rental property.

@David Shapira @Lien Vuong @Rob Ferdinand A great House Hack is the FHA 203k (Renovation loan) because you can qualify off the projected rent versus the current rent.

Self Sufficiency is a deal killer - FHA 203k helps!

@Account Closed   You have a contractor issue. I put in laundry into a unit I owned on Athens St.  In a 3 unit complex its very informal rules.  I would look at the by laws.
