@Matt Smith Some homes can be stolen with small rehab - the FHA 203k Streamline - renovation under 35,000.

@Brian Loibl FHA streamline is loan of last resort - Monthly PMI last for the life of the loan and the upfront MI you restart - NOT GOOD!

You should seek conventional financing.

@Matt Smith You should consider an FHA 203k renovation loan.

You only need 3.5% acquisition but you can finance 100% of the construction costs + 6 months of mortgage payments.

@Jeff Chaves You can add extreme value to a home with an FHA 203k Renovation loan. You only need 3.5% acquisition cost and you can finance 100% of the construction + up to 6 months of mortgage payments.

BRRR is not needed.

@Matthew Fermino There are credit unions that lend 95 to 100 LTV - maybe borrower the down payment and keep the asset.
