@Nathan Simons The hack is if you get an FHA 203k loan (renovation) you have 6 months for completion (sometimes longer) in which you do not have to live in the property.

When the work is finished you have to move back and complete the 12 months.

@Jeremy Hill  Boston will decrease 10 to 20 percent.  The days of overcrowding off campus apartments are over.

@Jennifer S. All Boston has more vacancies than swiss cheese has holes.    Colleges are using hotels as college campuses.  Hotels just entered the college game - not good for landlords!

@Joseph Porter buy in the suburbs like Watertown - do not venture in Boston - high vacancy. Not good!

@Andrew Duclos My recommendation is too be familiar with the FHA 203k Renovation loan. If a home needs work get the right loan, add equity and become wealthy.

@David Shapira  You should except a higher vacancy than 5% - pre COVID-19.    You should use a conservative number like 20% - minimal.

@Yuzi Stha  - Yuzi - The name of the game is forced appreciation by adding value to the home - its the definition of house hacking. 

The loan with the most advantages for house hacking is the FHA 203k loan. You can put as little as 3.5% down payment, finance 100% of the construction costs and the little appraisal issues because the future estimated value gets grossed up 110%.
