@Elena C. As of Jan1 no more VA county loan limits. You got to climb the ladder, single-family homes are a good start, I strongly recommend @Lien Vuong

Reese I would buy a Two family (3-4 Unit there is a self sufficiency test for rent) and add value with an FHA 203k loan.

@Ondrej Brown the advantages of an FHA 203k loan is the lower interest rate, lower fees, lower down payment and the bank will reduce the chances you get ripped off by the General contractor.
