Welcome @Kyle J. I'm in a similar boat as you...had a few rentals, listened to the podcasts and now I'm ready to go! 

Good luck on the redevelopment business!  Keep us posted on the progress if you don't mind.  I'm curious to see how things go for you. 

@Bruce May I don't suppose you would mind extending that invitation to attend the NSDREI meeting tonight to some other "newbies" like myself?

Hi Mike, I'm a rookie too (from Temecula) and have found BiggerPockets to be the best resource on REI. Love the podcasts for those same long commutes into LA. In fact, those podcasts have pushed me to move into flipping like I've wanted to for so many years. Happy to say I'm under contract on my first flip! In the end, Education is awesome but "action" is the differentiator. Dont be afraid to pull the trigger. Welcome to BP! Shawn

@Jonathan Wilks I'm curious about your comment regarding the age of the condo...has it been your experience to be the older the better?  Or was it mainly that the old the condo, the worse potential condition?

@Joe Homs Do you use the same calcs/ratios on Condos as you do on SFRs?  

It seems that condos, particularly in Beach communities, can be all over the place on price. Of course, some of that relates to the distance to the water. I've read some suggest that you need to base ARV on comps in the exact same facility. But sometimes that's challenging if none of the other units have sold in the last year. Given this, how do you base your comps on the condos?

Sorry for the late welcome...but welcome to BP.  As a fellow rookie, I can definitely relate.  Highly, highly recommend the Podcasts as a way to get started...just like @Jon Huber and @Isaac Guzman suggested.  I was overwhelmed initially because there's so much information on BiggerPockets...but it's awesome.  You will definitely feel more comfortable in RE Investing after spending some time in the forums, but, honestly, the Podcasts are what did it for me. 

Anyway, I'm not far from you...up in Temecula...but doing some work down in San Diego as well.  Hope to see you around!

Hello everyone,

Just wanted to introduce myself to the community.  My name is Shawn Crowley and I live in Temecula, CA. I'm ex-Navy electronics tech (yikes, like 12 years ago) and am currently a full-time Healthcare professional and part-time rental property owner...only one property at the moment.  That "one property" is out-of-state and, now that my tenant just moved out, I'm planning to sell and reinvest that profit into RE in the SoCal area.  Although I've got property, I don't consider myself an "investor" just yet.  I've wanted to flip houses for at least 10 years so I've finally decided to "go for it".  Would love to meet up with any other investors in the area.  Anyway, hope everyone's doing well and I certainly welcome any replies.
