@J. Martin   So many of the people in my group are looking for "cash-flow"!  Cash-flow is great if you have a few million, you can buy some homes in a place like Sacramento, and live off the rent, minus the taxes, insurance, vacancy, repairs, and everything else that comes up.  What got me so excited about your strategy is the ability to generate cash-flow with very little out of your own pocket.  It's a brilliant stratgey!  

I think people in my group want to hear...

1) How do you find homes to rent/lease at or below market?

2) How do you get the landlords on board, so they are ok with you subleasing?

3) How Do you find and furnish these homes cheaply...and do you then have to store the furniture?

4) How do you quickly sub-lease/rent these places to others?

5) How do you manage the 15 or so properties you have, and keep everyone (the landlord / renter) all happy when there are repairs etc...

I can't wait to hear you speak and introduce you to my group!

Awesome, Fun, High-Energy Meeting Alert! Lots of BP members attend these meetings! Tomorrow, Tues, October 4th at 6:30PM..."Networking Night", featuring 8 awesome speakers in our group, each speaking for 5 minutes! This is a lot of fun and our last Networking Night was a huge success! Plus, I have an incredible announcement about our November meeting, and a speaker everyone is going to want to meet!

@Jelani Young  Thanks for the mention  @J. Martin ... Hi, I run one of the meetup groups in the Sacramento / Roseville area. My background, among other things, is the area of financing, both private and institutional. The money is out there for projects. If the numbers are good, and the risk/reward is good, there are plenty of people who will put money in projects. I have some really good multi-family investors in my group, and a lot of SFR investors. Our next meeting is September 6th at 6:30pm.

@Nate Williams  Welcome to BP!  @J. Martin is right about the meetup group.  I started mine about 18 months ago, and we now have almost 700 members, who are on target to make over $1 million doing deals with each other this year!  If you really want to get to know people, build connections and relationships, and do more deals, you should go to meetings and get involved :-)...I know the Sacramento area is a long drive, but we have over 100 people at every meeting and they are a lot of fun.  Good luck!

@Vilson Nikollaj  This is a really common question. I recommend using the CAR PR form and the CAR AOAA form, as they are both CA Realtor approved and they are designed to work together.  If you are buying a home for yourself, I mean you are entering into a contract to buy a home, I don;t believe your broker needs to be involved in the process.  Anyone can buy a home, whether they are a Realtor or not, and anyone can represent themselves.  

Your broker has responsibility when you are representing others as a Realtor in the buying or selling of a home. In this case, you are not representing anyone.  However, I also recommend disclosing to your broker what you are doing or plan on doing.  I am big on full disclosure.  When we have problems in real estate, it is almost always because someone hid a material fact from someone else.  Good Luck!
