@Carrianne Mucho  Great to hear you will be at my real estate investing meeting in September!  I will be doing some of the speaking that night. I am not sure if I will be speaking at the SF event with @J. Martin , but may speak at a break-out session or something. I will find out soon and let everyone know.  So, how do you meet me?  Whether I am speaking at the SF event or not, I will be hanging out and networking with everyone, so just find me and say hi :-)  I will also be easy to meet and talk to at my event on September 6th.  You are local in the Auburn area?  You should private message me and we can talk more!

@Mike McIntosh @J. Martin  Thanks for the mention!  Mike, I lead and founded the Roseville Real Estate Investing group that was mentioned.  We have almost 700 members and meet in the Roseville / Rocklin area. I also live in Granite Bay, and have been a broker / mortgage broker for 27 years.  I wear a lot of hats, but my group is high-energy, lots of investors and people doing deals, and we have great networking. Out next meeting is Tuesday, September 6th at 6:30PM at Whitney Oaks Golf Club.  We usually meet every month, but I took July and August off for the summer.  We have over 100 people at every meeting.  If you have questions, or want to talk, message me here.

@Mitch Stanley Some would disagree, but I think all of the NAR acronyms, designations, and certifications, are a complete waste of time and money. The CIAS is a joke. I am an investor, a RE Broker, and run a 650 member real estate investing group, and spend most of my time investing or working with investors. There is nothing you are going to learn in an online course that is going to make you an expert at dealing with investors.

This is just like the many courses that teach you how to flip. I have yet to meet a single person who learned how to flip from a course, regardless of how much they paid.  My investing group is filled with people who have taken courses on investing and flipping, and 100% of the time people tell me they learn more in my free meetings than they ever learned in any course.  Why?  Because you learn by actually doing the deals, meeting and working hands on with others who are already doing it.  You see and learn those things that you will never learn in a text book or video.  

It is not illegal to claim who you are as a Realtor.  You just can't claim expertise in an area where you are not an expert.  For example, you can have a business card with your name, and a tagline underneath it, "I work exclusively with investors!" or "Helping One Investor At A Time" or "Your Real Estate Investor Realtor"... Once you get experienced and feel you have the experience, you can say whatever you feel works for you. I could easily put "Real Estate Investor Expert" under my name, but have never done it. Why?  Because no one cares!  They are doing business with me because of reputation, and people talking about me, not because they read an acronym on a business card.

@Andrea Stewart @Dylan Vargas @Sergey Tkachev  Yes, my regular meeting was last night with just over 100 people.  Our next meeting, "Unlimited Money Crowd Funding Gone Crazy!" is going to be September 6th.  It can be found on meetup.com by searching for "Roseville Real Estate Investing". Last night over 40 of the group members were also members here on Bigger Pockets.  I will be at the SF Bay Summit, and may be doing some speaking.  Working on that with @J. Martin

@Lucy Rowens  I just came across this thread and was wondering what ever happened with the 2 tax liens you purchased?  Did you get the properties, or just the interest?  

@Robert Cummins I am not familiar with loans from a Civil Service retirement, but I am very familiar with 401K loans and qualifying, so they may be similar. With a 401K loan and a typical FHA, CONV loan, the underwriter will count against you the actual payment. The 401K loan willl also not show on the credit report, but it will show on the paystub or when they order a Verification of Employment (VOE) from your employer. Talk to your loan officer / lender, and they can calculate debt ratios to see if the payment will impact your qualifying.
