Sell it and then take your share of the profits combined with the money you already have and go get some real investments. The only reason you are thinking about this one is because it was your moms. Totally not worth it, and dealing with HOA sucks.

The solution is the timing of multiple sources of RE income. Some (specific types) of RE cash flow, the BRRRR method (I don't like this method in the beginning or in the middle, but at the end it's a goldmine).

Just curious. Why don't you like BRRRR at the beginning or middle and only consider it a goldmine at the end?

In terms of WV, its very few Black People I see when i go and I feel very comfortable when there. Some of the nicest people I have met.  I'm going in 2 weeks........

 I NEVER said racism didn’t exist. All I did was defend the good people of WV who I felt were being wrongfully bashed.

 In my back yard. Owner only listed in on Craigslist which most people don't use, but he was older. Couldn't text his phone as it was a landline and didn't have address listed. He was asking $25k for it. I called and got address. Looked it up on county tax site and noticed he paid $7k for it back around 1990. He said it was his last rental in the area and he was selling to retire and was only keeping the rentals that were closer to him. He lived around 30-45 minutes from the house. 

I offered him $7k cash with a quick close and I would just take over the tenant and deal with all of that and he could keep the security deposit, I would handle all of it on my end. 

He accepted as I'm pretty sure I was the only person to make an offer or even contact him lol.

I was telling one of my friends about my condo Airbnbs in West Virginia and he said something I never thought about. He said, "if all those white people knew before hand they would be renting from you, you may be broke". I really had no response. Really, these things exists. I don't assume its all or even most, but there are plenty with hateful mentalities. Yea, maybe some people embellish and maybe others focus on it more than needed, but in general these things are real and I respect Airbnb for trying to get this right. 

 I wasn't going to comment on this ridiculous thread until I saw this ignorant comment. This whole thing is ridiculous. 

I'm born and raised in WV and don't know anyone who I would consider racist. I don't know a single person who would refuse to stay in a place because it was owned by someone other than a white person. I'm mind blown right now, and honestly disappointed the way some of you think. In fact, that comment its self was racist. You have a perceived notion and think less of the white people in WV based on nothing other than the color of their skin and where they live. That's sad and in fact racist.

$7k for a 2BR home that was tenant occupied with a Sec 8 tenant who had two months left on lease. They moved out. I put another $3,500 in to fixing it up nicer and increased the rent. Collected rent for 3 years and then sold it for a nice profit.
