 I agree that it is doubtful that someone can do it all from just rentals...and still be passive.  It can be done completely using RE though.  Rentals are a large part, but SF isn't the part of it that is rentals.  Like you said, there would be so many needed you would have to either self manage (I like my family and friends, so this is out), or hire someone (added cost subtracting from rental income which increases the # of rentals needed).  

The solution is the timing of multiple sources of RE income. Some (specific types) of RE cash flow, the BRRRR method (I don't like this method in the beginning or in the middle, but at the end it's a goldmine).

@Derrick E. When reading my response its clear that I was not bashing WV. The state has been good to me and in years I only have seen one drunk yelling in rage about something racial. I was telling you what someone else said told me in relation to people who rent my units who are from all over the nation. There are racist everywhere and the last thing you should be doing is telling African Americans  is it doesnt exists. Again, it wasnt a WV thing. I kind of dig the place even though i see more confederate flags and maga stuff than anywhere else I go. This is about bias that all Black People have experienced if they admit it or not. They have proven facts clearly showing that some whites decline purchasing houses from African Americans. They have proven this several ways. There are proven facts where they have realtors steering Black People away from certain communities and suggesting others. There are facts where overly qualified Black People were turned down for loans where Whites with much less were approved. On this site, a wide range of people associate Section 8 with people of color, with a reluctance to rent to them out of fear. That is openly stated often.  Because you may not be this way you honestly feel with all that I mentioned, NO racist exists and NO white person would refuse to rent from a person of color? All people here were saying is they welcome the study to assess if actions needs to be taken, and I see no problem with it. In terms of WV, its very few Black People I see when i go and I feel very comfortable when there. Some of the nicest people I have met.  I'm going in 2 weeks........

@Derrick E.  It's my honest opinion that you shouldnt have commented. Regardless of the fact if you are racist or anyone you know is racist, it's ignorant for some WV white person to try and educate African Americans on their own experiences. I mean they are doing a study for some reason, and if you watch TV or know how to utilize Google, its incredibly easy to asses proven, substantiated and factual instances of clear and unadulterated bigotry. There are clear cases of redlining, bias in hiring, discrimination in housing and millions of other things. For you to come on here and insist Black People make these things up or you are in some viable/educated position to explain what does and does not happen in our world is disrespectful and insulting.

With everything we see daily in society and basic things you can pull up with google, it perplexes me that people dont understand that this kind of thing exists. I remember growing up, I used to tell whites all the stuff that went on in regards to hatred and race and so much was just written off to us making it up or being delusional. Now we have smart phones with video so everyone knows Black People just didnt decide to fabricate things for no apparent reason.  It's hard to have bias with neutral sounding names but we all know some are ethnic. Malik, Hakiem, Tyrone, Jenkins, Jamal or Tamika would most likely be an African American. Todd, Bret, Josh, Sue, Courtney or Rebecca would most likely be Caucasian. We know what Cruz, Hernandez or Molina would be. There are tons of studies that clearly substantiate racist practices with name descrimination in hiring, lending, housing and many other things. Thing is, if a person is a racist that will transcend everything. Really, is that any different than many comments I hear in this forum in assuming someone on section 8 will destroy your property? When thinking of assistance many associate that with people of color (which baffles me also). Why would it be so hard to believe if a racist owner sees a Black name, they (consciously or subconsciously) assume they will  destroy the property or do something criminal? I was telling one of my friends about my condo Airbnbs in West Virginia and he said something I never thought about. He said, "if all those white people knew before hand they would be renting from you, you may be broke". I really had no response. Really, these things exists. I don't assume its all or even most, but there are plenty with hateful mentalities. Yea, maybe some people embellish and maybe others focus on it more than needed, but in general these things are real and I respect Airbnb for trying to get this right.
