À lake house sounds wonderful and should do well on Airbnb. My 2 properties are close to the beach (10 min drive) but guests are also looking for cool homes, good restaurants and activities. 
I usually at least fill up all the weekends during the off season.

Hello Nick,

I currently own 2 properties in New London listed on Airbnb and 2 in Rhode Island. We put lot of efforts into the renovation,the staging processes, and now the management. Definitely not passive. Simply trying to offer something unique. And the results are very satisfying, despite Covid. Many travelers come for a change of scenery, what they call staycations, parents visiting their kids at the local colleges, birthdays, special occasion celebrations... I was the first one surprised with the occupancy rate. So far happy with the experiment in New London and planning to launch a 3 rd one.

I moved from the south of France to RI two years ago and I love it. Beautiful coast, wild beaches, quaint villages and convenient cities, old architecture in great neighborhoods, great restaurants, four distinct seasons... The list goes on and on.

Welcome to BP. You've found the right to find motivation and technical support! I am based in RI but also actively looking to invest in New London. There is a monthly REI meet up in Groton hosted by @with a great group of people. Very casual atmosphere.

Very trendy renovation! I love the black gutters with the white brick walls! Also wondering about the month to month rental. I am experimenting Airbnb and find your idea interesting. Do you switch tenants every month? What makes them come and go that quickly? Tourism, business...?

I ‘ve just closed on a 960 sqft ranch house in Narragansett , RI and would like to add a 2 car garage with 2 bedroom above. I’ve never done construction before so it would also be a teaching experience. Any recommendation for a builder that could deal with plans and permitting? Thanks.

@Brandon Ingegneri Do you use Trulia's crime rate map when looking for properties in West End neighborhood or do you use the vibes approach doing drive by, block by block? I know Parade st is in green on Trulia's map but many other streets are in red. Would you invest in a red section?

@Robert P. Excellent post. Thank you for sharing your method with great details.  I am just curious to know if you do background checks and if yes, do you charge an application fee? Also if you could clarify your pet policy . You said that most good tenants have pets but it seems like you turn them down if they have a pet.
